New building regulations are set to introduce tougher ventilation standards for new homes in England, with most building work affected from 24 March 2027. Higher-risk building projects will follow from 24 September 2027.
Ventilation manufacturer EnviroVent has highlighted that the Future Homes and Buildings Standards will bring in stricter low-carbon requirements. Ruth MacEachern, product manager and policy advisor at EnviroVent, noted that while much focus has been on heat pumps and the move away from gas boilers, ventilation is also undergoing a significant change.
The updated rules will require ventilation work to be carried out by suitably competent individuals, either through self-certification by a registered competent person or certification by a Building Control Body. Ms MacEachern explained that this makes competence a key part of compliance. The regulations also introduce tighter testing and commissioning requirements, with results for new homes expected to be submitted to Building Control within five days of the final test.
