New planning rules, introduced on 17 August, will lead to thousands of new homes being built around England’s train, tram, and underground stations. These changes aim to help families live closer to work, schools, and transport.
Under the government’s updated National Planning Policy Framework (NPPF), there will be a default 'yes' for homes within reasonable walking distance of well-connected stations. New minimum expectations for housing construction in these areas have also been set.
Secretary of State for Housing, Communities and Local Government Angela Rayner stated that unlocking these homes will help people live closer to essential services, support local businesses, and drive growth. Transport Secretary Heidi Alexander added that the changes will support healthier lifestyles, improve access to jobs and services, and protect public transport.
The announcement from the Ministry of Housing, Communities and Local Government also highlighted new protections for pubs and music venues. The updated NPPF includes more safeguards for pubs at threat of closure for conversion to another use.
