Over a third of estate agent proposals miss key six-hour window

New research indicates that 35.9% of estate agency proposals are sent after a six-hour window linked to higher instruction conversion rates.

  • 35.9% of proposals were delivered more than six working hours after a valuation appointment.
  • Proposals sent within six working hours are 73% more likely to convert into an instruction than those sent over 24 hours later.
  • The North West recorded the fastest median turnaround time for proposals, at 2 hours and 41 minutes.

More than one in three estate agency proposals are being sent after a six-hour window associated with higher instruction conversion rates, according to new research from Acaboom. The study, which analysed 123,010 market appraisal proposals from UK estate agents during the first half of 2026, found that 35.9% were delivered more than six working hours after a valuation appointment.

Previous analysis by Acaboom indicated that proposals sent within six working hours are 73% more likely to convert into an instruction compared to those sent more than 24 hours later. The research also revealed that 18.2% of proposals took over two working days to arrive, with 3.9% not sent until more than five working days after the appointment.

Regional differences in response times were also identified. The North West recorded the fastest median turnaround, with proposals sent 2 hours and 41 minutes after a market appraisal. In contrast, Scotland had the slowest turnaround, with a typical proposal taking 5 hours and 21 minutes to reach prospective clients.

Why this matters: The timing of proposals can significantly influence a homeowner's decision when choosing an estate agent, particularly as many seek valuations from multiple agents.

What this means for you: If you are a homeowner seeking to sell, the speed at which an estate agent sends their proposal after a valuation may indicate their efficiency and could influence your decision.
