The House Group is expanding into lettings across three southern counties, marking the next stage in its ambitious growth plans for the region. The agency network, which already operates in Wiltshire, Gloucestershire, and Hampshire, has launched a new lettings division to cater to an increasingly diverse market.
Leading the new division is Tom Smith, who brings over 15 years of experience in residential lettings and property management to his role as Lettings Manager. With a strong background in working with clients across various market segments – from landlords and tenants to investors – Smith is well-equipped to navigate the complexities of the industry.
The newly established lettings service will operate on a tiered model, offering flexibility for clients who can choose between 'Introduction Only', 'Rent Collection', or 'Full Management'. Crucially, The House Group has ensured full compliance with the upcoming Renters' Rights Act 2025, demonstrating its proactive approach to evolving industry regulations.
The company will also be using PayProp for client accounting, aiming to streamline and make financial management more transparent. Director and Founder Ross Sutton believes that a traditional 'high pressure, transactional model' in property is no longer effective due to clients becoming increasingly savvy, echoing Smith's emphasis on the importance of genuine relationships and being there when clients need them.
This expansion comes at a challenging time for the broader property sector, which has seen housing transaction forecasts downgraded amidst interest rate volatility. The move by The House Group reflects a wider trend among regional agencies to diversify their service offerings and build multiple revenue streams beyond traditional property sales, as estate agents reportedly earn an average of £30.93 per day during property sales.
