UK residential property transactions experienced a slight decline in July, with an estimated 96,710 completions on a seasonally adjusted basis. This figure is down 2% from June and 1% below July 2025, according to provisional HMRC data.
Despite the monthly dip, non-seasonally adjusted property transactions increased by 3% month-on-month, reaching 106,620. This is also 5% higher than July last year.
Maria Harris, chair of the Open Property Data Association, noted that the fall in July's transactions highlights the housing market's continued vulnerability to uncertainty. She also emphasised the need to address structural issues that complicate the home-moving process.
Nick Leeming, chairman of Jackson-Stops, suggested that July's small decrease does not significantly alter the broader picture of a market maintaining its stability through the summer. He added that broadly stable transaction levels are typical for a period when holidays often interrupt activity.
