A landlord is attempting to end a commercial lease with a private care company after experiencing persistent issues with late rent payments and a lack of communication. The property is rented commercially under a government-run Special Educational Needs and Disabilities (SEND) contract, which began in October 2025.
The landlord reports that monthly rent has consistently been weeks late following written prompts. As of August 2026, the rent for June and July 2026 remains unpaid. The landlord has also stated that messages to the tenant have gone unanswered.
The tenant reportedly requested to end the contract in March 2026, which the landlord agreed to, asking for the termination in writing. Despite a follow-up request in May for termination paperwork, none has been provided. The landlord has initiated a small court claim in an attempt to prompt a response.
